Large Napa warehouse project starts

NAPA Construction is set to start this month on a 107,400-square-foot multi-tenant warehouse in a business park near Napa County Airport.
E&P Properties Inc., led by Dennis Paulley, owner of Benicia-based Metropolitan Van & Storage, is building the warehouse at the corner of Airport Boulevard and Airpark Road, near the south Napa intersection of Highway 12, leading to Interstate 80, and Highway 29, heading to American Canyon and Vallejo.
George Condon, president of Sponsor Properties, is the development manager. The general contractor is Sacramento-based Panattoni Construction Co., which built a lot of the southern Napa Valley industrial space.
We are very excited to see construction again in Napa County, said Cushman & Wakefields Glen Dowling, whose team brokered the property purchase and are marketing the space. Dennis Paulley and George Condon have designed excellent product and assembled a quality development team.
E&P purchased the 6.2-acre property in Napa Valley Gateway Park late last year.
Upon completion, planned for spring 2012, the single-story, concrete tiltup building will have 29-foot ceiling clearance, dock-high and grade-level truck loading docks and a three-phase power supply sized for 1,600 amps and 277 or 480 volts. The building will also include an ESFR fire suppression system, extensive glass-line, multi-tenant capability and ample parking.
In the industrial real estate markets of Napa and Solano counties, more companies were asking to look at properties to lease at the beginning of this summer, and those tours are turning into deals, according to Chris Neeb of Cushman & Wakefield.
In the south Napa business parks, industrial vacancy was estimated to be 12.3 percent at the end of the first quarter and is expected to decrease through the end of this year, according to the brokerage.
Metropolitan Van & Storage has considered occupying a portion of the new building. The moving, storage and document-management business operates a 93,000-square-foot warehouse in Benicia and one in Fairfield. The company leased 40,000 square feet of overflow space at 451 Industrial Way in Benicia earlier this year.
Started in Martinez in the 1940s, Metropolitan become an Atlas Van Lines agent in 1963.
